Snagging and Handover Console for a Dubai Developer-Builder
Designed and built a clickable snagging and handover console for a Dubai apartment developer-builder: a snag register with plan pins and photo evidence, subcontractor fixes and disputes, a handover readiness rule on every unit, and a queue for defects buyers report after moving in.
Most of our work is under NDA. Per agreement, we can share the work but not the company details - all names and identifying information shown here have been changed.
Dashboard, snag register, snag detail, units and readiness, and buyer defects, plus a Raise snag modal. Every one of the 64 demo snags opens its own detail page with plan pin, photos and timeline.
A unit is ready only when its pre-handover inspection scored at least 95% and no Critical or High snag is open. Every unit that is not ready shows the reason.
Critical, High, Medium and Low snags get their due date from Sidrat Marsa's versioned due-date policy, and each snag shows the policy version that set it.
32 units in two towers, 16 buyer defects in Arabic and English, 8 subcontractors, 15 defect categories across 9 trades and 9 staff users.
Sidrat Marsa's quality team snagged on paper printouts of floor plans, photographed defects on personal phones and typed everything into a shared spreadsheet at the end of the day. Photos went to subcontractors on WhatsApp with no link to the unit or room, so "fixed" often meant someone said it was fixed. Handover snag reports took two weeks to build by hand, and buyer complaints after handover lived in a separate customer care inbox.
Tashteeb follows a defect from the pin on the floor plan to the subcontractor's fix photo, the site team's verification, the unit's pre-handover inspection and the buyer's own defect reports after moving in. Project managers see open and overdue snags, readiness per tower and which subcontractors cause the most defects in one console.
Sidrat Marsa hands over about 1,500 apartments a year across four or five live towers. Every defect passes through inspectors, site engineers, subcontractors, handover coordinators and, after handover, the buyer, and each of them needs to see the same record.
Defects were reported on WhatsApp with no link to a unit or room, and a subcontractor's word was the only proof of a fix. Buyers then found defects the team had already closed.
Basements and upper floors had no mobile signal, so notes were written twice. A field tool has to work offline and merge changes made by several people without losing any.
Handover terms in Dubai come mainly from each buyer's sale and purchase agreement and RERA practice, so the defects liability end date differs per unit. Structural defects carry a separate ten-year liability under the UAE Civil Code.
After handover, technicians photograph occupied apartments. Under the UAE PDPL and privacy rules on photographing people, buyers' data and consent have to be recorded and photos kept free of people and documents.
Mapped 11 user roles, 43 screens across the inspector app, subcontractor app, back-office console and buyer portal, and the data model for towers, units, drawings, snags, photos, checklists, inspections, buyer defects and back-charges. Wrote down the rules the design follows: the UAE PDPL, the cybercrime law on photographing people, DLD and RERA handover practice, Dubai's jointly owned property law, decennial liability, and which rules are Sidrat Marsa's own policy.
Built the back-office console's 5 key screens on a production dashboard kit: the dashboard with readiness by tower and raised vs closed trends, the snag register with saved views and bulk actions, snag detail with verify, reject fix, dispute resolution and back-charges, units and readiness, and buyer defects with consents and convert to snag. All actions run on local state.
The offline inspector and subcontractor apps and the buyer portal, drawings from Autodesk Construction Cloud, plan rendering with the Apryse SDK, Arabic and English voice-to-text, UAE PASS sign-in for buyers, Salesforce, SMS, WhatsApp and email messages, hosting in a UAE cloud region, a full right-to-left Arabic interface and an append-only audit trail.
Each snag sits on the unit's plan with its room, raised photos and fix evidence side by side. Rejecting a fix needs a reason and a photo, and verifying from the office is only possible with fix photos and is audited.
Every status change, comment, priority change and dispute is an event with who did it and when, including whether it was created offline, so the record survives syncs from several devices.
The readiness rule, due dates by priority and back-charges are labelled as Sidrat Marsa policy, and each unit stores its own defects liability end date from the sale agreement instead of assuming a legal period.
Each buyer report shows whether it is inside the defects liability period, the buyer's consent to enter and to photograph, and its urgency. Staff convert it to a snag, reject it with a template reply in the buyer's language or flag it as structural for engineering.

Designed and built a clickable site project management platform for a Dhaka general contractor running 12 live residential and school sites: a portfolio dashboard with site health, a master programme with critical path and baselines, the daily site diary, and a variations register that routes every change to the right approver by limit.

Designed and built a clickable equipment tracking console for a Minas Gerais civil engineering contractor and its plant hire division: a live map of about 900 assets, an asset register with service and certificate state, the full life of each machine, and one alert queue for theft, geofence, defect and certificate events.
